Property Description

Consider this unique business opportunity! Amish-owned commercial organic egg production operation, with more than 10,000 free-range pasture-raised chickens, already living on the property, within a 25-acre fenced area. The 265' X 50' commercial organic chicken barn is solar-powered and was constructed in 2023. With supply contracts already in place, it has been a very profitable income-producing business for the past 3 years. (Documentation can be provided to qualified buyers.) Inside the chicken barn, there is a cooler room, an engine room, an egg room, and the capacity to house 10,000 chickens. All refrigeration equipment and lighting within the chicken barn is powered by a battery bank supplied by 15 solar panels. With a couple of minor modifications, this operation has the potential to be fully automated! The 1,120 square foot living quarters, currently being used as the sellers' primary home, could easily be finished to make a cozy home for a small family, or it could be converted to house the office space you'll require for your new egg production business. It is constructed with metal paneling inside and out, which would make it very easy to install plumbing and wiring. Out front, you will enjoy the full-length front porch, and inside there is a spacious open area currently being used as a kitchen/living area. The large pantry could easily be converted to a full bathroom. The 2 bedrooms are not completely trimmed, but present you with two blank slates to be finished with your personal touches. A 30' X 24' barn with 3 stalls and a hay loft, an 8' lean-to in the front, and 12' shed in the back is ready for horses or ponies. There are 2 separate water meters on the property, but neither the living quarters nor business is connected to public water. (Water has been run to frost-free hydrants near each structure.) A 200-amp electrical service meter is located close to the road at the 'phone shack'. Although none of the structures currently have utilities connected, both electrical wiring and plumbing could easily be installed for modern convenience. 90% of the property was fenced with woven-wire perimeter fencing in 2023. Mill Creek (a flat-bottom creek) runs the length of the acreage, 10 acres of which is wooded. This is a one-of-a-kind opportunity to buy a successful business on 37 beautiful acres of peaceful serenity. There are very few options on the market wherein you can work, play, and LIVE all in the middle of a beautiful valley with fresh air and no close neighbors! Let the chickens roam and do what they do...they will be working for you! (All chickens, barn equipment, feed, and bedding convey with the sale of the property.)
